Commercial Roof Inspections: What Property Managers Need to Know Before Calling a Contractor

A commercial roof inspection is not just a walk-and-talk. Knowing what a thorough inspection looks like helps property managers evaluate contractors, avoid unnecessary scopes, and protect capital budgets.

Most property managers have been in this situation: a contractor walks the roof, tells them they need a full replacement, and hands over a six-figure proposal. The challenge is knowing whether that recommendation is honest. A proper commercial roof inspection follows a defined methodology, documents findings with evidence, and separates what needs to happen today from what can be planned for later.

What a Professional Inspection Actually Covers

1. Surface Membrane Assessment

This includes a visual examination of the entire membrane for blistering, cracking, punctures, surface erosion, and seam separation. On TPO and EPDM roofs, seam integrity is the most critical checkpoint.

2. Flashing and Penetration Review

The majority of commercial roof leaks originate at flashings around HVAC curbs, drains, pipes, and parapet walls. A thorough contractor examines every penetration and transition point, not just the areas near reported leaks.

3. Drainage Evaluation

Standing water on a flat roof is one of the fastest ways to accelerate membrane failure. The inspection should document all drains, scuppers, and crickets, noting any areas where water is ponding beyond the acceptable 48-hour threshold.

4. Deck and Substrate Condition

Where access allows, inspectors should check for soft spots in the decking, which indicate moisture infiltration into the structural substrate. Deck deterioration typically requires full tear-off regardless of membrane condition.

5. Infrared Moisture Scan (Recommended)

Thermal imaging identifies areas of trapped moisture beneath the membrane that are invisible to the naked eye. This data is critical for making the repair-versus-restore-versus-replace decision objectively.

Questions to Ask Any Commercial Roofing Contractor Before They Inspect

Will you provide a written report with photos referenced to a roof diagram? What methodology do you use to differentiate repair, restoration, and replacement scope? Are your recommendations manufacturer-agnostic or tied to specific product lines you sell?

What Seal Top Delivers

Every Seal Top inspection produces a documented report with GPS-referenced photos, a roof diagram showing defect locations, and a prioritized scope matrix. We separate emergency repairs from planned capital work, and we recommend restoration when the data supports it rather than defaulting to replacement.
