A multi-tenant retail strip center in Alpharetta with a 14-year-old metal roof. All four tenants were dealing with active leaks, and earlier repairs by other contractors had not held. Instead of another round of patching, Seal Top recommended a fluid-applied silicone restoration over the entire roof, built on the Everest Systems EverMetal Silkoxy specification. Scope of Work - Removed debris, pressure washed the panels and cleaned out the gutters - Fastened the wall panels and added foam closures where they were missing - Applied EverPrime Metal primer to treat rust and promote adhesion - Ran adhesion pull tests before coating, as the manufacturer requires for the warranty - Sealed all 108 panel laps, 34 penetrations and every HVAC curb with Silkoxy Patch - Installed Silkoxy H3 silicone across the full roof surface, with wet mil readings taken on every panel Result: the manufacturer's final inspection found no punch list items, a 10-year Everest Systems warranty was issued, and Everest featured the job as a project profile on its website.

A multi-tenant commercial building in Holly Springs with an EPDM roof. Grease from the rooftop exhaust fans had been breaking down the membrane, and a tenant was reporting leaks into its space. Seal Top used an infrared scan to locate the wet area, sealed the active leaks, and then coated the grease-damaged section with silicone as a sacrificial layer that takes the grease exposure instead of the EPDM. Scope of Work - Applied degreaser and pressure washed the grease-affected area to uncover hidden damage - Probed and sealed the open seams, penetration flashings and voids found after cleaning - Sealed all coping laps on the parapet walls - Cleaned out the scupper and downspouts and patched the scupper corner - Applied a white silicone coating over the 70 by 40 foot grease zone around the exhaust fans Result: the grease-damaged section is sealed under a white silicone layer that can be renewed during routine maintenance, and the roof drains freely again.

Small metal panel roof restored with a white coating in Johnson City

A fuel station kiosk in Johnson City with a leak over the customer restroom. Its metal panel roof had corroded through along the panel troughs, and debris and standing water had collected on the roof. On the first visit the crew sealed the end of the corroded panel, covered it with membrane and cleared the debris. On the follow-up visit a water test on that panel reproduced the leak and confirmed the source. Scope of Work - Water tested the suspect panel to confirm the leak path - Cleaned and prepped the corroded roof surface - Sealed the open voids and the roof penetrations - Applied a white coating over the 13 by 20 foot roof Result: the repair was approved and completed in the same visit, sealing the confirmed leak source under a reflective coating.

Modified bitumen roof restored with a white silicone coating in Atlanta

An occupied commercial building in Atlanta with a modified bitumen roof and 27 active leaks. Water was ponding at the drains, the cap sheet was losing granules, older repairs had used cement without reinforcement, and abandoned penetrations were letting water in. Seal Top fixed the drainage and the details first, then restored the roof with a Gaco silicone coating system. Scope of Work - Removed abandoned penetrations and closed the openings with flat stock - Reflashed two drains with new retrofit drains to stop the ponding leaks - Three-coursed the expansion joint, gravel stop and roof hatch, and sealed the counterflashing and reglet - Soft washed the roof surface - Applied a bleed-blocking base coat over the asphalt cap sheet - Reinforced every seam and lap with Gaco SF4200 SeamSeal - Finished with a white silicone top coat and added slip sheets under the antenna and pipe supports Result: the repairs and the coating were completed in about a week in late December, with the building occupied the whole time.

A big-box retail store in Newnan with a PVC roof that was leaking into the stockroom and the sales floor. The roof was near the end of its service life, so the goal was to stop the leaks and buy the owner time before a full replacement. The investigation found water traveling under deteriorated seams and under walkway pads that had been welded over the seams, plus a wall section that had never been terminated. Scope of Work - Opened the walkway pads and seams to trace the leak path - Patched the damaged areas with new mechanically fastened PVC membrane - Reflashed the roof vents, pipes and heat stack - Readhered and terminated about 91 feet of wall flashing - Pressure washed and dried the work area - Applied a white silicone coating at 24 wet mils over roughly 5,300 square feet Result: the leak areas were sealed and the section was coated over a single weekend, extending the life of the roof until it is replaced.

An auto parts store in Cumming with an exposed fastener metal roof that was leaking at the field seams, along the coping and at the wall flashing. Scope of Work - Removed the fasteners along about 10 leaking field seams - Sealed between the panels and reinstalled new fasteners - Coated the repaired seams with white silicone roof coating - Sealed 20 feet of coping laps and about 10 feet of wall flashing with silicone - Removed debris from the roof Result: the leaking seams and flashing were sealed in a single visit.
