Single-Ply Systems

TPO Roofing

Thermoplastic polyolefin: the most specified commercial roofing membrane in the U.S. Energy efficient. Heat-welded. Built to last.

What Is TPO?

The Standard for Flat Commercial Roofs

TPO (Thermoplastic Polyolefin) is a single-ply roofing membrane manufactured in rolls and installed using hot-air welded seams, adhesive, or mechanical fastening. It is the dominant choice for commercial flat and low-slope roofs across the United States: and for good reason.

Its white or light-colored surface reflects solar radiation, significantly reducing rooftop temperatures and cooling loads. Its heat-welded seams: when properly installed: create a bond stronger than the membrane itself. And its compatibility with the industry's leading manufacturers means genuine, bankable warranties of up to 30 years.

Seal Top is an authorized installer for Versico and Duro-Last TPO systems: two of the most respected brands in commercial roofing. That authorization is what makes your warranty real.

Why TPO for Your Building

Energy Efficiency

White reflective surface reduces rooftop temp by 50–80°F. Energy Star rated. Can reduce cooling costs 15–25%.

Seam Strength

Hot-air welded seams test stronger than the membrane itself. No adhesive degradation over time.

Weather Resistance

Rated from -40°F to 220°F. Performs in Southeast heat and UV without chalking or cracking.

Chemical Resistance

Resistant to ozone, UV, and many industrial chemicals: suitable for most commercial applications.

Roof Assessment

Infrared scan, core samples, deck inspection, and detailed takeoff. We confirm the assembly before spec is written.

02

System Specification

We select membrane thickness, attachment method, and insulation R-value based on your building, local code, and FM/UL wind uplift requirements.

03

Substrate Preparation

Existing membrane condition assessed. New insulation installed and fastened per FM Global pull-test results.

04

Membrane Installation

Rolls laid in the field, heat-welded at seams per manufacturer spec (minimum 1.5" weld width verified by probing).
