TPO (Thermoplastic Polyolefin) is a single-ply roofing membrane manufactured in rolls and installed using hot-air welded seams, adhesive, or mechanical fastening. It is the dominant choice for commercial flat and low-slope roofs across the United States, and for good reason.

System Specification
We select membrane thickness, attachment method, and insulation R-value based on your building, local code, and FM/UL wind uplift requirements.
Substrate Preparation
Existing membrane condition assessed. New insulation installed and fastened per FM Global pull-test results.
Membrane Installation
Rolls laid in the field, heat-welded at seams per manufacturer spec (minimum 1.5" weld width verified by probing).
Detailing
Flashings, penetrations, edge metal, and drains completed to manufacturer detail requirements.
Final Inspection & Warranty

What's the difference between 45 mil, 60 mil, and 90 mil TPO?
Thickness determines durability and warranty term. 45 mil is the entry-level specification, appropriate for low-traffic roofs with a 15-year warranty. 60 mil is the commercial standard and the most commonly specified thickness. 80 to 90 mil is recommended for roofs with heavy foot traffic, mechanical equipment, or extreme wind uplift requirements, and supports 25 to 30 year warranties.

If more than 25% of the insulation is moisture-saturated, tear-off is required, and we will tell you that upfront rather than recommend a recover that will fail.
What makes a manufacturer-authorized TPO warranty different from a standard contractor warranty?
A manufacturer warranty, from Versico, Duro-Last, or GAF, covers both material and workmanship and is backed by the manufacturer, not just the installer. To issue these warranties, contractors must be factory-trained and authorized. If a non-authorized contractor installs the same membrane, the manufacturer warranty is void.
