TPO vs. EPDM: Choosing the Right Commercial Roofing System

When it comes to commercial flat roofing, no debate comes up more often than TPO versus EPDM. Both are proven single-ply membranes with decades of field data behind them. But they are not interchangeable, and choosing the wrong one for a specific building type, climate, or budget can result in premature failure and costly repairs.

What Is TPO?

Thermoplastic Polyolefin (TPO) is a white or light-colored single-ply membrane that heat-welds at the seams. Its reflective surface makes it the preferred choice for energy-conscious owners — it can reduce rooftop temperatures by up to 50 degrees Fahrenheit compared to a dark roof, directly lowering cooling loads in Georgia summers.

What Is EPDM?

Ethylene Propylene Diene Monomer (EPDM) is a synthetic rubber membrane, typically black or dark in color. It has been installed on commercial buildings since the 1960s and has one of the longest track records of any roofing material. Its flexibility makes it ideal for buildings that experience significant structural movement or extreme seasonal temperature swings.

Energy Efficiency

TPO wins here. The white reflective surface meets ENERGY STAR requirements and can qualify buildings for tax credits. EPDM absorbs heat, though white-coated EPDM options exist.

Seam Strength

TPO seams are hot-air welded, creating a bond that is often stronger than the membrane itself. EPDM seams are adhered with tape or liquid adhesive, which can be vulnerable to peeling over time if not installed correctly.

Cost

EPDM is generally less expensive on the material side, which makes it attractive for budget-sensitive projects. TPO costs more upfront but the energy savings often offset the premium within a few years.

Longevity in Georgia Climate

Both perform well in the Southeast. TPO is slightly more resistant to UV degradation and algae growth. EPDM handles standing water exceptionally well due to its rubber composition.
