Understanding Commercial Roof Warranties: What GCs and Property Managers Need to Know
Not all commercial roof warranties are created equal. Understanding the difference between contractor workmanship warranties and manufacturer system warranties protects owners from coverage gaps that only surface at the worst possible moment.

When a commercial roofing project closes out, the warranty documents go into a file and often stay there until something goes wrong. By then, it is too late to discover that the coverage does not apply to the specific failure mode, that the installer was not authorized, or that required annual inspections were skipped. Understanding warranty structures before the project starts — not after — is how sophisticated owners and GCs protect their capital.
The Three Types of Commercial Roof Warranties
1. Contractor Workmanship Warranty
This warranty is issued by the roofing contractor and covers defects in installation — improper seam welds, poor flashing application, missed drains. Workmanship warranties typically run 2 to 5 years, though quality contractors offer longer terms. This warranty is only as strong as the contractor behind it. A contractor who goes out of business takes their workmanship warranty with them.
2. Manufacturer Material Warranty
Issued by the manufacturer, this covers defects in the roofing material itself — membrane failures, granule loss, coating delamination. Material warranties do not cover installation errors. They are often 10 to 15 years on standard products and require that the material was installed by an authorized applicator.
3. Manufacturer System Warranty (NDL)
The No Dollar Limit system warranty is the most comprehensive coverage available in commercial roofing. It covers both materials and labor, issued directly by the manufacturer, and requires the contractor to be factory-certified. Major manufacturers including GAF, Duro-Last, Versico, and Sika issue NDL warranties that run 15 to 30 years. This is the warranty that transfers with the building on a sale and that lenders and institutional owners require.
What Voids a Commercial Roof Warranty
The most common warranty voiding events are: installation by a non-authorized contractor, failure to register the warranty within the required timeframe after installation, modifications to the roof by uncertified personnel, skipping required annual inspections, and installing incompatible equipment or materials on the roof deck after installation.
