A multi-tenant commercial building in Holly Springs with an EPDM roof. Grease from the rooftop exhaust fans had been breaking down the membrane, and a tenant was reporting leaks into its space.

Seal Top used an infrared scan to locate the wet area, sealed the active leaks, and then coated the grease-damaged section with silicone as a sacrificial layer that takes the grease exposure instead of the EPDM.

Scope of Work

Applied degreaser and pressure washed the grease-affected area to uncover hidden damage

Probed and sealed the open seams, penetration flashings and voids found after cleaning

Sealed all coping laps on the parapet walls

Cleaned out the scupper and downspouts and patched the scupper corner

Applied a white silicone coating over the 70 by 40 foot grease zone around the exhaust fans

Result: the grease-damaged section is sealed under a white silicone layer that can be renewed during routine maintenance, and the roof drains freely again.
