A multi-tenant retail strip center in Alpharetta with a 14-year-old metal roof. All four tenants were dealing with active leaks, and earlier repairs by other contractors had not held.

Instead of another round of patching, Seal Top recommended a fluid-applied silicone restoration over the entire roof, built on the Everest Systems EverMetal Silkoxy specification.

Scope of Work

Removed debris, pressure washed the panels and cleaned out the gutters

Fastened the wall panels and added foam closures where they were missing

Applied EverPrime Metal primer to treat rust and promote adhesion

Ran adhesion pull tests before coating, as the manufacturer requires for the warranty

Sealed all 108 panel laps, 34 penetrations and every HVAC curb with Silkoxy Patch

Installed Silkoxy H3 silicone across the full roof surface, with wet mil readings taken on every panel

Result: the manufacturer's final inspection found no punch list items, a 10-year Everest Systems warranty was issued, and Everest featured the job as a project profile on its website.
