Preparing Your Commercial Roof for Georgia Storm Season

In Georgia, storm season is not an if, it is a when. The buildings that come through it well are not lucky; they are prepared. A modest amount of work before the first big storm turns the season from a gamble into a managed risk. Here is the pre-season checklist we run for commercial clients.

1. Clear Every Drain and Gutter

Clogged drains are the number-one storm-season failure. Debris from spring and summer collects in drains and scuppers, and when a downpour hits, the water has nowhere to go. The result is ponding, added structural load, and leaks at penetrations. Clearing drains is the single highest-value pre-season task.

2. Inspect and Secure Flashings and Edge Metal

Wind finds the weak edge. Loose flashings around penetrations, parapet walls, and roof edges are where storms peel a roof open. A pre-season inspection identifies and re-secures these details before the wind tests them.

3. Trim Overhanging Branches

Limbs that overhang the roof become projectiles and abrasion points in a storm, and they drop the debris that clogs your drains. Trimming them back is cheap insurance against both problems.

4. Remove Loose Rooftop Debris

Anything not secured to the roof, stored materials, disused equipment, loose ballast, becomes a hazard in high wind, both to your membrane and to neighboring properties. Clear it before the season.

5. Document the Roof's Condition

This is the step owners skip and regret. Dated photos of the roof in good condition before the season establish a baseline. If a storm causes damage, that baseline is what makes an insurance claim straightforward instead of a fight over pre-existing wear. Document first; you cannot create a baseline after the storm.

After the Storm

Preparation does not end the season, the post-storm inspection does. Hail bruising and wind-lifted seams often do not leak until months later, so a prompt inspection after any significant event catches damage while it is still a repair and creates the documentation your insurer needs.
