Not every roof problem is a replacement problem. Most are repairs, and a good contractor will tell you so. But there is a point where patching stops making financial sense and continued repairs are just expensive delay. Here are the five signs that a commercial roof has reached it.
A single leak at a flashing is a repair. Leaks appearing in several unrelated areas over a short period signal that the membrane has reached the end of its serviceable life. At that point you are chasing failures faster than you can fix them.
Isolated ponding can sometimes be corrected with added drains or tapered insulation. But when water stands across large sections of the roof after every rain, the membrane is under constant stress and drainage cannot be fixed piecemeal.
This is the decisive one. An infrared scan reveals moisture trapped beneath the membrane. Wet insulation does not dry, loses its R-value, and rots the deck below. Widespread saturation means the roof has failed as a system, and no coating can seal moisture in.
