A restoration coating is one of the highest-return decisions in commercial roofing: applied to a sound roof, it can add 10 to 15 years of service for a fraction of the cost and disruption of a tear-off. But once you decide to restore, the next question matters, silicone or acrylic? They behave differently, and the right choice depends on your roof.
A roof coating is a fluid-applied membrane sprayed or rolled over an existing roof. It seals seams and small defects, reflects sunlight to cut cooling loads, and adds a renewable waterproof layer. The two dominant chemistries are silicone and acrylic.
Strengths
Silicone's defining advantage is ponding-water resistance. It does not re-emulsify or break down under standing water, which makes it the default choice for flat roofs with drainage challenges. It holds up to UV exposure exceptionally well and needs less material to hit the required thickness.
Trade-offs
Silicone costs more, holds dirt (reducing reflectivity over time unless cleaned), and requires careful surface prep. Recoating must be done with silicone.
Strengths
Acrylic is cost-effective, highly reflective, easy to apply, and easy to recoat. On a roof that drains well and dries quickly, acrylic delivers excellent value and strong energy performance.
Trade-offs
Acrylic's weakness is water. It can soften and wash off if it stays wet, so it is a poor fit for roofs that pond. It also needs a minimum temperature and cure window to apply correctly.
The single best predictor of the right coating is drainage. If your roof holds water after rain, silicone is almost always the answer. If it drains cleanly, acrylic can save money with comparable performance. Everything else, reflectivity, warranty length, energy savings, is secondary to that one question.
