Warranty paperwork goes into a file at closeout and usually stays there until something leaks. By then it is too late to discover that the coverage does not apply, the installer was not certified, or the required inspections were skipped. The warranty that best protects owners against all of that is the NDL, and it is worth understanding before your next roof, not after.
Contractor workmanship warranty
Issued by the roofing contractor, this covers installation defects, bad seam welds, poor flashing. It typically runs 2 to 10 years and is only as good as the contractor behind it. If they close their doors, the warranty closes with them.
Manufacturer material warranty
Issued by the manufacturer, this covers defects in the material itself but not the installation. Material warranties do not help you when the failure is a bad weld or a missed detail, which is where most failures actually occur.
Manufacturer system warranty (NDL)
The No Dollar Limit system warranty covers both materials and labor, is issued directly by the manufacturer, and requires a factory-certified installer. Major manufacturers including GAF, Duro-Last, Versico, and Sika issue NDL warranties running 15 to 30 years. This is the one sophisticated owners insist on.
Many warranties are capped, the manufacturer's exposure is limited to a set dollar amount, often prorated down over time. On a large roof, a capped warranty can leave you paying most of a failure yourself. NDL removes the cap: if the system fails within the term, the manufacturer covers the full cost to make it right.
The common ways owners lose NDL coverage are installation by a non-certified contractor, failing to register the warranty in time, unauthorized roof modifications, adding rooftop equipment without following manufacturer requirements, and skipping required inspections. Each is avoidable with the right contractor and a little discipline.
An NDL warranty transfers with the building, which is exactly why lenders and institutional buyers look for it. It converts the roof from an open-ended liability into a documented, transferable asset, one that supports your valuation at refinance or sale.
